The modern architecture of the buildings feature floor-to-ceiling windows and spacious terraces or balconies. Emphasis was placed on a sustainable and energy-saving construction and the property was designed as a KfW-Effizienzhaus 55 (German energy label) compliant development.

When choosing the floor covering, operator TAS decided on Luxury Vinyl Tiles in a wood look for the rental apartments, perfectly implementing a combination of design and function. A decisive factor in the selection of our Moduleo 55 floors was the ability to meet the needs for a well-designed, durable and easy to maintain finish.

Jan Reppin, project manager at TAS KG, explains: “In a residential property of this size, flooring must meet special requirements. The design has to fit into the overall architectural concept.

At the same time, the floor’s aesthetics must meet different interior ideas and create a neutral floor suited to a wide variety of furnishing styles. As the operator, it was also important to us to lay a durable and hard-wearing floor covering that will impress future tenants with its appearance - and also with regard to its easy cleaning and maintenance. IVC Commercial has managed this balancing act."

Luxury and elegance with Moduleo 55 Woods

Sherman Oak 22232 from the LVT Moduleo 55 Woods collection was laid across a total area of 18,500m², providing a luxurious and elegant design for modern and traditional homes alike. Moduleo 55 Woods imitates wood in its most natural form through unique combinations of color, grain and structure with very few pattern repetitions. In addition, Moduleo 55 Woods has excellent dimensional stability and a 0.55mm thick scratch, stain, wear and water repellent wear layer, which is ideal for heavy use. Jan Reppin continues: “With these properties, the floor is less susceptible to follow-up costs, such as repairs due to damage to the surface. Since underfloor heating is used in all apartments, suitability was also important. The controlled ventilation that is available with new construction methods is also not a problem."

A responsible choice

For Jan Reppin, one aspect that is increasingly important is the issue of sustainability, especially with regard to the production conditions and the transport routes of the products. "We deliberately opted for a 'Made in Belgium' floor because the resulting transport routes are short and production is at a high level from an environmental point of view." After the completion of the Louise residential project, Jan Reppin draws a positive balance sheet overall: “We felt well advised throughout the entire project and had good contact with our IVC Commercial representatives. This is important for a project of this size, where different requirements come together."
